Frequently Asked Questions

1. Average Price point?

A: Our project mix includes outdoor living space, outdoor kitchens, kitchen design build & remodeling, and “great bathrooms too.” The average project cost is $50,000.00.

2. Average build time not including permitting?

A: 30 days. However our project mix varies from our signature “kitchen in a week” to 700sf of additional outdoor living space

3. How does the design process work with your team, for instance does the client do one design meeting and work with your vendors or pick finishes on their own?

A: At an “initial consultation” with the potential client, a “preliminary budget” is established. That first 30-60 minutes provides an opportunity for our Sales and/or Design Team to assess the clients project, vision, budget, timeframe. If we agree, we then request a “design retainer” for our calculated design hours and set an appointment to begin the process. The clients “vision” is put to paper. Conceptual drawings are created, and the material selection begins. Cabinet drawings created, where applicable, costs and availability established, the project cost careful to respect the agreed budget.

Some design sessions result in the project selections occurring in one day, or over a multiple day multiple appointment session. At the clients home, one or more of our suppliers showrooms, or a combination of all.

4. Do you have a model or design center?

A: We utilize a combination of our sample products, our suppliers locations, online options, and a national design center showroom that allows us to provide the design experience, within in 5 mile radius from each other, while allowing us to keep our overhead low and remain competitively priced.

5. I am a Realtor, does your team honor a 3% commission for client referrals?

A: Our commission structure allows for a REFERRAL REWARD. Projects come from a variety of resources. Digital marketing, advertising, GOOGLE, repeat, 3-peat, and quad-peat customers, and yes referrals.
We encourage, and incentivize our clients, friends and neighbors, family, realtors, colleagues and Team members to actively promote our projects and services and reward a percentage of contract for projects we close.

6. Does your company have a specific niche, style of building?

A: Our licensed designer has the experience necessary to incorporate the style, or personal requirements to the most discerning client.

Recent projects include a personal gym on the back of the home, modifying an existing kitchen on the 15th floor of The Ritz Condominium Association, custom cabinets, modifying others to receive new appliances, and we are under contract to expand the indoor living space into the pool area for an exquisite home on St Armands Circle.

7. Does the customer need to have their plans or do you have an engineer that assists or plans to select from?

A: As a Design/Build contractor we offer full service remodeling and new construction from conception to permit.

  • Our licensed designer converts vision to paper via computer design software.
  • Our In house draftsman can further develop plans and/or drawings.

And we have long established working relationships with licensed engineers and architects to finalize, or create, the project plans for permitting purposes. A few ongoing projects currently with the latter.

8. What counties do you build in?

A: Sarasota and Manatee. We consider Parrish/Palmetto to Venice our “backyard”.
Although my General Contractors license allows us to work throughout the state of Florida. And I have permitted projects from Dade City to Northport. Tampa to Longboat Key.

9. Do you have any lots available or does the client need the land selected first?

A: We currently do not have lots to offer. However we do have a colleague with available, buildable lots plus we work well with local realtors to locate the right view for the client. The right buildable lot can ensure the clients “dream house” converts to reality.

10. Do you have a preferred lender? if so, who? What type of loans do you work with?

A: We do not have a preferred lender. BB&T is our current bank and does offer construction financing. We can offer financing through Hearth, terms up to $100,000.00 for qualified clients, and we do accept all major credit cards.

11: Why do we texture drywall ceilings and walls?

A: Over the years, here in Florida it’s common to offer one of many textures to walls and ceilings. Texture options include;

  • Orange peal
  • Knockdown
  • Popcorn
  • Skim coat
  • Custom

The latter at additional cost because it’s a specialty.

12. Do you offer remodeling options for an existing home?

A: Yes, exceptional remodeling is our forte. Kitchens, outdoor kitchens, outdoor living space, room additions, complete interior remodeling, structural changes, new home design and construction, and “great bathrooms too”.
